Construction of 2 new Blocks or towers in Nexterra Phase-2 has begun. The towers will be of Stilt+4 floors. While one tower will consist of 56 units with 14 units per floor, the other is wider and will have 120 units with 30 units per floor i.e., around 170 units in total. There will be a total of 120 2 BHK units and 50 3 BHK units. The size of 2 BHK units is 850 and 890 sq ft and that of 3 BHK units is 1,400 to 1,415 sq ft. The units are mostly east and north-facing. Construction of these two towers under Phase-2 has just begun and the handover is expected to be in December 2023.

The project has a single narrow entry from the Perumbakkam Main Road. The area to the left of this entrance road is meant for greenery. The security point is established at the end of this entrance road. Once you pass through the security gate, you will find that Blocks-7, 8, 9, and 10 are connected through a common lobby, and Blocks- 1, 2, 3, 4, 5, and 6 through an arterial road. Blocks-1 and 2 consists of phase-2.

Some of the amenities offered by the builder includes Gym, Party hall, Aerobics room, Steam room, Table tennis court, Toddlers’ zone, Childrens’ play area, Snooker room, Guest room, Swimming pool and Badminton court. These amenities are common for both phase-1 and phase-2.

Sholinganallur is a buzzing IT hub with many tech parks and special economic zones in and around the locality. Social infrastructure like educational institutions and hospitals are well established. Retail infrastructure too is quite decent.

Srijan Realty Private Limited was basically a real estate marketing company that ventured into real estate development in 2003. It has its base in Kolkata and has projects in Asansol, Burdwan and Chennai in South India. According to the information in the Nexterra website, the company has completed around 140 projects in various sectors like residential, commercial, retail and hospitality and has around 30 projects which are in various stages of development.

Phase-1 offers 2 and 3 BHK units. While the 3 BHK apartments here are completely sold out, hardly one or two 2 BHK units are available for sale. Units of both 2 and 3 BHK configurations are smaller in phase-1. They are priced anywhere between INR 32.69 to 63.17 lakh. The units in Phase-2 are priced between INR 45 to 72 lakh with an extra registration charge. The only difference between phase-1 and phase-2 apartments will be in terms of the bedroom area. Phase-2 will have slightly bigger bedrooms.

To wrap it up, Nexterra phase-2 offers compact apartments at affordable rates which is well-aligned with that of the locality pricing. Sufficient attention has been paid for wardrobes and storage facilities in the rooms. However the drawing room and the frames of the doors could have been slightly bigger. The hob and the utility area in the kitchen and the width of the foyer area too could have been more spacious. Bathroom tiles, sanitary fixtures and windows are of basic quality. Also, there is a power grid next to the project.

When we checked for reviews of Nexterra on the internet, we found a mixed emotion. We suggest you go through them and talk to the residents of phase-1 when you visit the site to get a better clarity. In case you have any doubts, get them cleared by the developer and then make an informed purchase decision.
