🧠 HOW OUR PATH TO OWNERSHIP WORKS
At HouseAble, our mission is simple:
Make homeownership possible for middle America when big banks say no.
We do that through a 3-step Path to Homeownership:
1️⃣ Co-Living / PadSplit (Stability & Savings)
We take a single-family property and rent it by the room in a co-living / PadSplit model.
Rooms in Tampa Bay: often ~$800–$900/month (paid weekly)
Utilities, Wi-Fi, lawn care, cleaning included
Payments are often reported to credit bureaus
Usually about half the cost of a 1-bed apartment before utilities
This gives people breathing room to:
Save money
Pay down debt
Start building a financial profile that can support owning a home
2️⃣ Lease Option / Rent-to-Own (Locked-In Path to Buy)
Next, we help people graduate into a lease option (aka rent-to-own):
They lease a single-family home
They get the option (not obligation) to buy at a pre-agreed price
Terms are set upfront: price + timeframe (1–3 years)
We sometimes offer rent credits or count deposits toward their option price
Now they’re not just tenants anymore.
They’re on a written path to ownership.
3️⃣ Seller Finance / Wraparound Mortgage (True Ownership)
Finally, for people who are ready to execute their option, we convert them into owner-financed buyers via seller finance / wraparound mortgage:
Instead of going to a bank, we become the bank
We agree on terms between people, not institutions
We often use a wraparound mortgage – a new loan to the buyer that wraps the existing underlying mortgage
They now have title, a mortgage, and real equity
This linear path is customized to each person.
