Before you list your parents’ home, you need to have these 3 conversations. Skip them, and the sale can turn into a total nightmare.
1. Roles — Who’s doing what?
Who’s the point person with the realtor, who handles contractors, and who communicates with the attorney? Put it in writing so nothing gets “misremembered” later.
2. Financial expectations — Get aligned on reality.
What’s the true market value (hint: not the Zestimate)? How are expenses split until it sells? What happens if offers come in lower than expected? Decide before you list.
3. Emotional readiness — Is everyone actually ready?
Does anyone need more time? What personal items need to be removed before showings? Respect the grief process so it doesn’t come out as conflict.
These conversations are uncomfortable… but they prevent 90% of sibling drama.
Bonus tips:
Have a neutral third party facilitate (especially someone experienced with trust/inherited sales).
Document the agreements — text chains and verbal agreements fall apart under stress.
