In Custer County, Colorado, in the small town of Wetmore, is this quiet, peaceful place you can call home... 1246 +/- acre cattle/hay ranch with an incredible 5280 sq. ft. Location

Views of Pikes Peak to the north, the eastern slope of the Wet Mountains to the west and south while to the east one gets to enjoy the fantastic Colorado sunrises across the Colorado plains. Colorado Springs offers great shopping, dining, entertainment, and airport are less than an hour’s drive. Florence is about 15 minutes from this quiet sanctuary and is one of my favorite places to visit, shop, and dine! Canon City is about 30 minutes away and is a great place to shop for all your necessities! You can also go fishing in the Arkansas River, which is famous for its world-class fly fishing! Westcliffe is also about 30 minutes away has great hiking, fishing and shopping, and dining too.

THE HOME

The well-built and well-maintained home, built-in 2001 features 5280 heated sq. ft. of living space, including a gourmet kitchen that opens to the great room and living room with a separate area for formal dining.

THE LAND
The 1,246 +/- acres feature beautifully diverse terrain, including open irrigated hay fields and pasture. The topography is level, gently sloping and rugged steep. Native vegetation of white pines, douglas fir, and oak brush paint the countryside green. Alfalfa/bromegrass are grown on the irrigated land.

WATER RIGHTS
About 125 acres can be irrigated from the Harrigan Ditch, which is the #7 water right from Hardscrabble. There are nine risers and an underground irrigation system for the irrigated land. Hardscrabble Creek runs through the eastern part of the property that is active about seven months of the year. There is tunnel access under the road to gain access to this creek area for livestock water.

OUTBUILDINGS
Hay Barn 1: This barn is a 40x80 steel superstructure with 18-foot openings and can store approximately 4,000 bales of hay.

Pole Frame Barn: The pole barn is 30x50.

Hay Barn 2: This hay barn is 30x50.

Frame Equipment Buildings: Two frame buildings located at the main dwelling. 40x80 and 50x100, both are steel structures.

CUSTER COUNTY
Custer County is a popular outdoor vacation spot, boasting several 14,000-foot peaks as well as numerous fishing, hiking, hunting, and camping areas. A large percentage of the county is National Forest land in the Sangre de Cristo Mountains on the west side and in the Wet Mountains on the east. The Deweese Reservoir lies at the north end of the Wet Mountain Valley.

OPPORTUNITIES
Wetmore Ranch is well suited for a “hobby” or “recreational” ranch with several barns, equipment buildings, two dwellings, and ditch rights. It is easily accessible, has open space, and located close to Wetmore and Westcliffe. Florence, Canon City & Colorado Springs are all cities accessible to the ranch within 50 miles.
