Home prices have risen dramatically in the past 6 months and almost every new sale seems to be setting a record for pricing. Some of the most eye opening sales recently . . A 2 bedroom home in Seacliff sold for $1.7 million (NO ocean view) . . . 1500 square foot home in Santa Cruz Gardens sold for $1,500,000 . . . 2 bedroom home in Felton selling for $1,100,000.

Here are the latest stats on the Santa Cruz Housing Market:

2021 Year to date Average Sale Price: $1,225,000 vs 2020 Average sale price $1,123,000

April 2021 # of homes for sale: 170 vs April 2020 # of homes for sale: 296

We currently have more homes in escrow in Santa Cruz county than we have actively for sale! There is only a 1 month supply of inventory (homes) - in a balanced market you would need to see a 6 month supply of homes for sale.

Many people are seeing this dramatic rise in home prices and are asking, when is the housing market going to 'crash' or slow down? My answer is that until we have a dramatically increased number of homes for sale, the home prices in Santa Cruz county will remain steady to rising. We would need at least double to triple the amount of homes currently for sale to see much of a difference.
