Here's where things are in the Utah housing market as of 10/6/2025 and how they trended through the 3rd quarter of this year:
-Current Inventory = 13,547: down from last week and we see how this has fairly definitively stalled throughout the 3rd quarter.
-Prior Week Average DOM = 66: up from last week, trending moderately up.
-Prior Week Average List$ = $748,984: up from last week, trending very moderately up.
-Prior Week Average Sold$ = $732,252.
-Prior Week List$ vs Sold$ = -$16,732.
-Prior Week Median Sold$ = $515,000: up a bit from previous week, still over $200K below Average List$.
-Prior Week Homes Sold = 732: up from last week, looking at this data set last week made it look perfectly stable at about 600 homes sold per week, and now looking at it in summary of the 3rd quarter it looks like it may be trending down a tiny bit but still hovering right over that 600 homes per week mark.
-Currently Under Contract = 4,868: down from previous week, below the 5,000 mark for the first time since early spring this year when it was on its seasonally expected way up from the winter, trending slowly lower as we head back into winter.
-Prior Week Price Reductions = 1,510: up from previous week, this trended up through the 2nd quarter but it looks to have calmed down in the 3rd quarter.
-Prior Week Listings Cx/Ex/Withdrawn = 719: up for the expected first-report-of-the-month spike we always see in this data set, looking like a slight trend up as well across Q3, with even the low swoops of each month looking just a little higher than the month previous to them, and we’ll see what happens moving forward.
-Interest Rates (30yr Fixed Conventional) = 6.38%: just exactly where they were last week - they came down a bit through last week and ended up right back where they were last Monday, and this has clearly trended down throughout Q3, from 6.83% down to 6.38%.
Let’s look at how Utah’s housing market moved throughout the 3rd quarter:) and all I’m going to preface the numbers with is that it is very normal for this time of year, and looking positive considering where our market has been.
