Regardless of where you own rental property, save yourself the anguish of surprise water bills when tenants or former owners fail to pay for their water. Horror stories abound of landlords being responsible for thousands of dollars in late water bills because someone else “never got a bill for it."
Once you know the water bill is current, have a system to make sure it stays that way. Some landlords have the water bill sent to them and charge it back to the tenant where that makes sense. Whatever you do, make sure you’re not stuck with a $1,000 bill when a bath-loving tenant moves out.
