Are we in denial on falling Vancouver Real Estate sales

As of December, 2016 detached sales in Vancouver are down 50%, townhouses down 31% and condos down 25%. Now don’t get me wrong, 2016 was a record year, but even then, sales are still below 10 year averages.
There are a few things to highlight
1. A surge of new listings is not needed to bring inventory levels back up but rather as history shows us, slumping sales are all that is needed.
2. There will almost certainly be a trickle effect to some degree. It happened on the way up and basic economics suggests it should also happen on the way down.
