Property Manager Scam Exposed -- How to Avoid Being Scammed out of your Rental Investment

Some property managers feel the only way to make money is to totally scam unwitting owners. They start by wearing them down. Every month they amazingly owe at least $300 in repairs. Why $300? That's the typical amount a property manager is allowed to charge without getting permission first, per the property management agreement with the owner.
But then the owner is charged way more than the agreed $300 that the owner never gave permission for. The owner calls and demands to know why. "It was an emergency. Read your contract. We can do emergencies without your permission."
Then the owner gets so fed up he wants to sell. That's when the property manager swoops in and agrees it's just so awful and the property manager offers the owner a price to remove the headache for a deeply discounted price on the house.
In the process the house has been so severely neglected while the owner has dealt with a non-paying tenant for more than the average amount of time but the property manager swears it's just the courts. Once the tenant finally leaves, the owner waits around until the house is stripped to go nail some wood on the door to protect the house. Even more expenses to renovate a house that's been stripped!
We saved this owner and got him a buyer for the normal price.
PM offered owner: $45,000
Worth $85,000 all fixed up.
We sold it for $75,000 ($10,000 off so the buyer can get it fixed up).
Rent for this four bedroom is at least $1,500 on the low end. Could get $1,700 with a Section 8 tenant.
I'm totally disgusted by owners like this and I don't mind one bit taking them from that owner's portfolio.
What's the solution? Manage it yourself! Let me help you. I can consult and guide you. Once you scale a little bit, hire an assistant to be your own property manager. Don't hire a property manager!
