Yesterday (Day 4), we learned how to find the "Giant 640-Acre Section" using Section-Township-Range. Today, we zoom in. We are learning how to read the Plat Map (or Subdivision Map).
The Plat Map is the "User Manual" for your neighborhood. It was drawn by a surveyor 40+ years ago and recorded with the county. If you don't know how to read it, you might buy a lot that is "Landlocked" by a paper street or unbuildable due to easements.
We decode the "Block & Lot" System:
The Hierarchy: How "Blocks" divide the neighborhood and "Lots" divide the block.
The Legend: Reading the scale, the north arrow, and the symbols.
The "P.U.E." Trap: Identifying "Public Utility Easements" that strip 10 feet off your usable land.
The "R.O.W." (Right of Way): How to verify if the road in front of your lot is County Maintained or Private (This affects your ability to get a mortgage).
