The Great D.C. Housing Standoff: Are Sellers Or Buyers Losing In Washington D.C.?

The headlines are not screaming collapse, but the data is clearly showing a slower, tougher, more negotiable market than many sellers want to admit. Redfin currently shows Washington D.C. homes going pending in around 53 days, with the average home selling about 1% below list. That is a very different environment from the ultra competitive stretch a lot of sellers still seem to have in their heads. 

Then look at Realtor.com’s January 2026 data for D.C. The median listing price was down 7.7% year over year, and the median days on market reached 77. In plain English, buyers are moving slower, taking more shots, and refusing to chase every listing. 

Inventory is a major part of the story. Washington D.C. was identified as one of the metros with the biggest active listing surges in January, up 26.8% from a year earlier. More supply changes buyer behavior. It creates comparison shopping, second guessing, and longer decision cycles. That can be good for buyers, but brutal for sellers who enter the market overpriced or underprepared. 

So who is actually losing in this standoff?

Right now, I would argue the biggest losers are the sellers who are pricing off old comps, old psychology, and old momentum. Buyers may still be frustrated by affordability, but they at least have leverage. Mispriced sellers have neither leverage nor urgency on their side.
