Speaking as an Edgware resident, endorsed by all local residents’ associations (Burnt Oak Residents Association, Canons Park Residents Association, Canons Park Estate, Edgware Community Association, Mill Hill Residents Association).
Urges councillors to reject or defer the proposed Broadwalk redevelopment, described as the biggest and riskiest change Edgware has ever faced, opposed by over 7,000 objections (95% locally).
Key concerns:
Loss of Edgware’s safe and proven transport facilities (covered bus station and outdoor bus garage) replaced by street bus stops and an untested underground garage deemed unsafe by the London Fire Brigade.
Excessive scale, massing, and density out of character with suburban Edgware, worsening green space deficit.
Replacement of the Broadwalk’s comparison retail stores with lower-value retail (takeaways, cafes, or empty units), risking Edgware’s “major town centre” status and its economic heart.
76% reduction in car parking, harming commuter access and local businesses.
Argues the plan is unsafe, economically damaging, and not genuine regeneration but a gamble with Edgware’s future.
Warns councillors that approving along party lines will link them and their party to this decision “forever” and calls for a sensible alternative plan.
