In today’s Wake County real estate market, due diligence fees are typically ranging between 1% and 3% of the purchase price, depending on competition and property condition.
Example:
• $400,000 home = $4,000–$12,000
• $500,000 home = $5,000–$15,000
Due diligence is:
• Paid directly to the seller
• Usually non-refundable
• Credited at closing
• Negotiable
Earnest money is separate and typically refundable during the due diligence period.
Because North Carolina contracts are structured differently than many other states, understanding this distinction is critical before making an offer.
