We were contacted by Katie and James to provide a quotation for replacing their existing summer house with a bespoke 5.3m x 4.5m (approximately 30m²) garden room.

The project presented several technical and planning challenges due to the property’s location within a conservation area and its position on the edge of a mill pond. These constraints required careful consideration of materials, access, and construction methods to ensure the finished building remained in keeping with the local environment.

Access to the site was extremely limited, particularly for scaffolding, which required meticulous planning and coordination. In addition, both the cladding and roofing materials had to meet strict conservation requirements.

Our works began with the full demolition and removal of the existing garden room, along with breaking out and disposing of the concrete base from the former garage. To stabilise and prepare the site, we extended the existing mill road bank by constructing a new retaining wall, creating a safe and workable foundation area for the new build.

Once groundwork was complete, we moved on to the construction and installation of the bespoke garden room. The building features a traditional slate pitched roof to complement the surrounding architecture and conservation setting.

Internally, we incorporated a mezzanine level above the shower room to provide additional storage space. We also installed first-fix plumbing and services to allow for the future addition of a shower room, ensuring the building was both practical and future-proof.

For the external works, we collaborated with our sister company to deliver a comprehensive landscaping package. This included the installation of a wrap-around 40m² sandstone patio, seamlessly connecting the garden room to the main house via a new pathway. To complete the exterior transformation, we laid a gravel driveway that ties the entire scheme together aesthetically.

The interior was designed to function as a comfortable, office-friendly space for James, while remaining flexible enough to adapt as the family’s needs evolve. The layout includes a spacious living area, complete with a wall-hung television, making the garden room suitable for both work and leisure.

Katie and James are absolutely delighted with the finished project and are looking forward to making full use of their new garden room for years to come.
