Some viewers have commented that the fire resilience system I'm building will be expensive--that's just not true. I'm designing the core system to be less than $3000. It might make your home insurable, or if not, greatly reduce the risk that your home could be a total loss. Virtually all mortgage lenders require you to maintain homeowner's insurance as a condition of the loan, and that policy must include fire coverage. It's typically written into the mortgage agreement, and the lender will require proof of insurance at closing and annually thereafter. If you let it lapse, the lender can force-place insurance on your behalf — which is usually much more expensive and only covers the lender's interest, not yours.
In high-risk fire areas this has become a real issue — some insurers have pulled out of certain markets entirely, leaving homeowners scrambling.
Fire resilience infrastructure doesn't just protect your home, it may protect your ability to keep your mortgage and stay insurable. In high-risk areas, losing your insurance policy can trigger a mortgage default clause, which means the financial stakes go well beyond the house burning down. A $4k DIY system that keeps you insurable has an incredibly compelling ROI compared to losing coverage entirely or paying forced-place premiums.
