What exactly is a deed, and why does it matter? That little piece of paper is the legal document that officially transfers property ownership and puts your name on the title! Today, we break down what a deed is and the three main kinds you'll see in Michigan:
Warranty Deed: The gold standard, where the seller guarantees you are getting good title, free from future claims like mortgages or unpaid taxes. This is what we use in most closings!
Quitclaim Deed: The opposite of a warranty deed. The seller gives only whatever interest they possess, offering zero warranties or protection to the buyer. (Pro Tip: It's "quitclaim," not "quick claim"!)
Special Warranty/Covenant Deed: A middle ground, often used when a seller (like someone who inherited a property) gives some assurances, but not a full warranty.
