The design approach should be to spend more in the beginning while choosing the material and installation to avoid recurring maintenance costs later.
We should focus more on the quality of the product than the cost of the product. That’s how buildings in Western countries work for a longer life than Indian buildings. Keep life of the building as priority rather than the cost
When you choose the contractor or the construction team for your house, don't go for the cheapest one; go for the one that can give you the best quality.
Between functionality and aesthetics, give preference to functionality and maintenance, rather than aesthetics
If you follow good construction practices, the possibility of cracks developing in buildings will get reduced; thus, the maintenance cost of the building will drastically reduce
Choose good-quality branded steel over cheaper-quality steel; this will increase the life of the building. Also, choose good-quality brands of cement and M sand and good-quality table-molded or wire-cut clay bricks. Some good brands are mentioned in the video.
Shuttering for concrete has to be removed after 21 days, followed by proper curing.
In coastal areas, you can use corrosion-resistant steel for the concrete.
Proper sealing of plumbing lines and AC pipes entering into the building
Water enters into the cracks of the parapet wall. To prevent this, it is better to have the entire parapet wall in concrete.
If it is a full brick parapet wall, it should be finished with a concrete beam on top and have granite coping on top sloping inwards into the terrace.
The door leading to the terrace should be fixed on the outside of the wall and should be openable to the outside; this is to avoid rainwater coming inside
Terrace waterproofing techniques to prevent leakages in the future. Two layers of waterproofing the terrace are suggested.
The first layer of waterproofing is to Waterproof your slab with a proper waterproofing layer system like cementitious coating before going for a weathering course
The second layer weathering course system should be either brickbat coba or brick jelly concrete.
The third method is cement concrete flooring
Use cooling tiles on the terrace.
Exposed plumbing lines become brittle over a period of time. Provide ducts and cover them with some kind of cladding to prevent the PVC pipes from becoming brittle due to weather action. This will increase the life of the plumbing lines
