A common question we get when meeting with a potential custom home build client is “What are the setback requirements” in Cape Coral. A setback is the distance from the property line to the building structure or pool cage. Setbacks often determine the size of home that can be built on a property. Most of the homes we build are single family homes with a pool and a 3 car garage so around that 2500 sq ft range under air seems to work. That is not considering large lanai and garage space. Sizes can increase or decrease accordingly.
The basic construction setback requirements in Cape Coral are as follows. On a standard 80 x 125 ft lot
Front setback 25 Ft
Side Setback 7.5 Ft
Rear Setback of pool 10 Ft
