Local realtors and agents claim that prices have increased by 10–20%, and in some locations even 20–30%, largely driven by speculation. However, despite the hype, genuine buyers have been largely absent for the past two years, resulting in mounting losses for real estate firms across Hyderabad.

Market experts say investors are proceeding with caution due to multiple uncertainties. One major concern is whether the Future City will have self-contained residential communities, which could reduce demand for surrounding plots and apartments. Another key factor is political uncertainty—questions remain about whether future governments will continue the project or shift focus to a new urban development.

Buyers and NRIs are also waiting for the HMDA Master Plan to clearly define zoning, infrastructure corridors, and development timelines. Without clarity on Pure, Cure, and Rare zones announced by the government, investors fear misinformation and speculative pricing. While areas like Mucherla and Kandukur have witnessed sharp price hikes—from ₹1.3 crore to as high as ₹4 crore per acre—artificial inflation is discouraging real end-users.

Experts warn that unless the Telangana government releases a detailed HMDA Master Plan, speculative price hikes may backfire, leaving investors stuck with illiquid assets. Until then, the Future City real estate market remains a high-risk, high-uncertainty zone.
