Luxury Sunken Hot Tub & Patio: 5ft Retaining Walls, Snow Melt & Underpinning in Oakton, VA

Located in a premium area of Oakton, Virginia, this project required high-performance engineering to sink a luxury patio and hot tub 5 feet below grade. From foundation underpinning to the installation of an automated high-voltage snow melt system, see how we transformed an exposed footer into a seamless outdoor retreat.

THE CHALLENGE & ENGINEERING: Building 5 feet underground meant excavating below the home’s original footer. We performed a full foundation underpinning to ensure structural integrity and installed a multi-level LVL header system with angle iron to support three stories of brick veneer above a new 12ft door opening. To manage the 5ft depth, we utilized a multi-level retaining wall system and a sophisticated dual central drainage bin system with a precise pitch to keep the subterranean space dry.

Crucially, the high-voltage snow melt system was an essential engineering requirement, not just a luxury. In a sunken design like this, snow accumulation poses a significant risk of moisture entering the basement area. By keeping the flagstone clear automatically, we protect the home's interior from snowmelt overflow while providing safe, ice-free access to the hot tub during the coldest Virginia months.
