ABOUT THE SPEAKER:
Ian Cruz, CPA, is a multifamily investor with a portfolio in the Bay Area, CA and Cincinnati, OH. Ian has a wide range of experience in acquisitions, due diligence, underwriting, investor relations, and financial reporting. Ian began his investment journey guiding his mom through a build-to-suit 1031 exchange, upgrading a single-family home to a 5-unit property that allowed for an ADU addition. Ian has since purchased multiple apartment complexes in Cincinnati, OH. Ian hosts the Cincinnati Fractional Community of 200+ members and organizes an annual investor’s field trip to explore the market. Ian has spoken on several real estate panels, such as SAREcon 2023, NVST, and the Best Ever Podcast.

Currently, Ian provides financial consulting services for various real estate investors, property management companies and renovation companies, where he analyzes financial performance, prepares budgets, projects financials for scaling operations, and develops templates and SOPs to enhance efficiency.

Ian previously spent a decade at Canvas Ventures as their Manager of Finance. He was responsible for overseeing fund accounting, portfolio tracking, and valuation processes for six funds while ensuring compliance with ASC820 standards. Ian also managed financial operations for the management company, including preparing budgets, reconciling cash flows, and analyzing portfolio construction to support follow-on investments and recycling strategies.

Ian began his career in public accounting and worked at both KPMG and PwC in their assurance practice. At PwC, he focused on venture capital and investment funds ranging from $5 million to $2 billion, focusing on ASC 820 compliance, Level 3 portfolio valuations, and equity allocations, while verifying enterprise value distribution and recalculating carried interest for accurate financial reporting.

Outside of business, Ian moonlights at a non-profit boxing organization and coaches members to not only compete in the sport of boxing, but also live healthier and more active lives. Ian has also served as the Treasurer of Dreamland Boxing, a 501(c)3 non-profit organization, consultant to Downtown Yoga Shala, and is an Athlete Ambassador to a number of race organizations, such as the Big Sur Marathon, the Kaiser Permanente Half Marathon, and Depression2Extinction.
