Out of curiosity and to broaden our horizons, we visited R&F Princess Cove on 20Jan23 (Fri) as it is accessible from JB Sentral via a linked bridge.
R&F phase 1, handover since 2018: already 98% sold
Studio - $2,200 (471sq ft)
2 bedroom - $2,700 rental (767s-933sq ft)
MBR - $1,600 rental
3 bedroom - $3,200 rental
4 bedroom - $3,800 rental (1,386sq ft) - buy $1.068m (after 10% discount fr Dec22), 4-4.2%/yr loan interest (max 80% loan of bank value eg $900-950K, so $308-350K down payment) and lock in period normally 3yrs. Pay in cash, MOT (Memorandum of Transfer) 1-4% tiered.
Phase 2 has unblocked sea view, B2 blocks will block afternoon sun
Units that we viewed:
1. A5-1 #25-03 (1,387sq ft, 4 bedroom, 3 toilets and bigger living, shorter balcony) - a Malay lady came into the lift from level 20, said she comes up from KL twice a month as her "young" son stays here.
2. *A5-2 #15-01 (1,129 sq ft, 3 bedroom, long balcony, I like the layout and current views before phase 4 or office cum hotel tower are out) - buy $981,000 (bank value $800K, down-payment ~$341K )
3. A3A-1 #08-03 (4 bedroom, a bit of view that won't ever be blocked as it is the Opera Hall) - buy $1.068m

May possibly be able to loan up to 85% of bank value from Maybank. Eg 3-bedroom downpayment will be ~$302K.
Booking fee $5,000, $4,000 is refundable. $1,000 admin fee will be forfeited if cancel unit.
Fire insurance (for building only) $80/yr.
MCST - $0.30/sq ft. 4 bedroom is $416.10/month including sinking fund. 3 bedroom is $340/mth.
Property tax (quit rent - $80/yr, assessment - $2,800/yr for 3 bedroom and $3,500/yr for 4 bedroom).
Yong Chuen and Henry said contractor unit (sub sales) cheapest for 4 room is $1.015m (compared to from developer $1.068m).
Pros:
Nice long corridor shared by hall and 1 bedroom at Blk A5-2 #15-01.
Sea and sky views on left and right.
Integrated with shopping centre.
Sheltered link bridge all the way to CIQ and City Square.
Expansive and beautiful gym.
Nice reading area.
Nice function room that can be booked.
Nice and windy bbq area.
Nice kids outdoor playground and there is an indoor playground too.
Cons:
High downpayment as bank valuation is low.
Facilities are very spread out, and the route to go from one to another is not sheltered.
Sea and sky views may be blocked if Phase 4 and hotel cum office tower are built respectively.
Blk A5-2 #15-01 is facing phase 2 which is undergoing construction.
