NJ Home Inspector Explains Tree Problems I See During Home Inspections

Описание: Trees around a home can create more problems than most buyers realize. During a home inspection, trees are not just a landscaping concern. Their location, condition, and growth patterns can directly affect the structure, roof, foundation, drainage, and overall safety of a home.

In this video, I explain common tree related issues I regularly see during New Jersey home inspections. These include trees planted too close to the house, tree branches and limbs overhanging the roof, and branches extending over or contacting the chimney. Overhanging branches can damage roofing materials, accelerate wear, block proper roof drainage, and create direct access points for pests such as squirrels, raccoons, mice, and insects.

I also discuss how trees and large roots can cause movement and heaving of patios, walkways, stoops, and driveways. Uplifted concrete and pavers are a common tripping hazard and can indicate root pressure beneath hard surfaces. Tree roots can also affect grading and water flow around the home, increasing the risk of water intrusion.

Dead trees and leaning trees are another concern covered in this video. These trees can pose a serious safety risk, especially during storms or high winds. A leaning tree may indicate root instability or soil movement, which can threaten nearby structures, fencing, or utility lines.

This video also explains how trees impact foundations over time. Roots can contribute to soil movement and moisture changes around foundation walls. In some cases, tree placement can worsen existing foundation issues or create conditions that lead to cracking or movement.

Gutters and roof drainage are another area affected by nearby trees. Leaves, needles, and debris can clog gutters and downspouts, preventing proper water drainage. When water is not directed away from the home, it can lead to fascia damage, rot, basement moisture issues, and foundation concerns.

This video is intended to help home buyers understand why tree conditions matter during a home inspection and what types of issues are commonly noted in inspection reports. Trees are a normal part of many properties, but their impact on a home should never be ignored.
