This is my technique for getting perfect cuts around a flush floor register in new nailed hardwood floors. Is it the best/only technique? No, but it's the one I use for quick and perfect installation. Jigsaws and oscillating saws don't cut nearly as clean and square as a table saw.
NOTE: I know some people might say that using a table saw and the resulting loss of material beyond the cuts might weaken the floor, but since registers aren't typically in an area that gets much traffic, I'm not worried about it. The neighboring boards also don't allow that board to flex, so cracking isn't a concern.
