engage with listings, test pricing, and negotiate —
otherwise, real opportunities may move ahead of you long before the data reflects it.

Stop anchoring to past peaks.
Price based on recent comparable sales in your neighbourhood, not yesterday’s highs.
Waiting and cutting repeatedly rarely leads to a better outcome —
it usually means selling later, and often at a greater cost.
