Removing Houses From Your Land Mailer List in RealQuest Pro

Jack Butala, for Land Investors. This is a short issue that addresses the problem that many of our members and we are, quite frankly, having recently about improved property sneaking its way into our land-only mailer campaigns, from a data set standpoint.
I chose Navarro, Texas here, and RealQuest Pro as an example, because one of our members contacted me, and we went through this together. So I'm gonna share it with you. As always, we go to flat acreage amount. I'm gonna choose from one to 10, add the criteria, add it to the criteria, and run the numbers. Bear in mind, this doesn't cost a dollar, until the end.
We've got 1103, 1103.21, which is reflected here. So here's the summary of it, and I'll make this available, attached to the posting here in YouTube. One, it's in records, Navarro, Texas, 1103.21. Still contains structures. We're confident. Let's go back, try to get it down closer to land-only. I hit the F5 key for Refresh, in RealQuest. You should get in the habit of doing that, if you don't. We're gonna add Improvement Percentage, zero through zero. Zero through zero, add to the criteria, submit it, 664.5. That's very good news. It cut that list in half. So we took the structures out that way.
So why do we have to do this? Philosophically, here's the reason. This data, which is the actual output from what we're doing here ... this data and the spreadsheet is the output from the result of this. This data, in its entirety, is the direct result of what the assessor accumulates during the month. Sometimes, the data is correct. Sometimes, it's not. Sometimes, all these fields, there's hundreds of them, are filled out correctly. And sometimes they're not. And every county's different.
We wanna get this list further down, because we're getting reports back that percentages of the data contain structures. So let's hit the Back button. I'm gonna hit F5 for Refresh again. And I'm gonna arbitrarily choose something. In this case, I'm gonna choose Stories, like, the number of stories in a building, and make the value not zero. So, let's say from one to, I don't know, 100. Add it to the criteria, and run it. 1,018. These are one thousand records, 1,018 records that contain a story.
Well, that's 15% of the whole sort. Translated to money, it's $80 that you don't need to spend on data. And jeez, it's 500 bucks you don't need to send. They don't need to see an offer from you. We're out trying to buy land, not houses, in this example, anyway. So, how do we get 'em out of there? Well, currently, here's the problem. RealQuest does not have a value for null. I actually got off the phone with them, and they're addressing the issue now, but we don't wanna wait for them. There's money to make.
So we're going to take, well, we can see that there's a thousand stories to what we do. So, before you use, download your sort criteria, go to Sort Selection here. We're gonna sort for stories. Sort Selection, Descending, and we're gonna hit, Submit, the request. One second. What I meant was, and I want it to skip one step. One second here. We're going to remove stories first, and do the same thing I just did. Sort Selection, Stories, Descending.
There's your 6449.5 number, which ties to this, except these 1,018 records are upfront for you to delete. Here's 100 records. Every page is 100. We're gonna go straight to page 10. And you can see the record number on the left here, 1,000, these are all houses. So, for each page, we're gonna deselect 'em, all the way to ... for the sake of argument, I'm gonna click this back, but ... and all the one more page ... and right here, at this record is where it stops.
Now, you'll notice that some of these records have site addresses, or addresses. Well, it's because they're info lots. They have an actual address, but they're vacant land. And you definitely wanna keep those in your sort. The ones that don't really don't. So, but let's say, that's not good enough. You're like me. And before you sent it to the printer, you have to a darn good feeling about it, sleep good at night.
Here's all the data that you've downloaded now, that does not contain these thousand records. Because you deleted 'em. You unchecked these boxes here, right? You unchecked all the way up to 1,018. You unchecked them. And so on. So what you're left with is, that many records, and it's all land, theoretically. Well, how do you know for sure? You're sitting and looking at these records. And you can see that some of 'em have a situs address, and some don't. We wanna keep ... ope, but here's bathrooms. If it's got a bathroom, you can delete it. So it's a test of reason.
Now, most counties, you don't have to do this in, but these are the counties that the assessor has not, very carefully over the years, maintained a good database. So why should we suffer, right?
