Can you still Airbnb legally in BC? Yes—but the rules just changed. 🚨
As of May 1, 2025, new short-term rental laws are in effect across British Columbia:
✅ In cities over 10,000 people (or within 15 km), you can only rent out your principal residence—the home you live in at least 183 days a year (and use as your mailing address).
✅ Smaller towns like Dawson Creek or Golden, and resort areas like Whistler, still allow multiple properties (with a licence).
❌ Starting June 1, 2025, if your listing doesn’t have a valid licence, platforms like Airbnb will remove it—and fines may follow.
The biggest risk? Even smaller communities can opt in to the principal residence rule anytime, which could completely change your investment strategy overnight. Layered on top of that is the risk that strata bylaw changes within individual buildings could have the same impact.
