After the death of her mother and the depraved behavior of her stepfather, Samantha, usually called Sam, decided to rent a boarding room on the outskirts of town. Sam, who was still depressed about the incident at home and the nightmares that haunted her, made her relationship with her lover, Agung, strained. Sam rented a boarding room in a house that looked haunted with a grave and a banyan tree in front of it. According to the residents, Sam knew that the tree was thought to be a kuntilanak tree and the second floor of the boarding house, which had three floors, was locked by the owner because it was dirtier than the other floors.

Sam's landlady, Yanti, told about the history of the building that is now the boarding house. It is known that in the past, a batik-producing family named Mangkoedjiwo built a batik factory and a worker's dormitory there, but there was a big fire that destroyed Mangkoedjiwo's assets and only his house was still sturdy and habitable. Now, the great-grandson of Panembahan Sakti Mangkoedjiwo, Sri Sukma Mangkoedjiwo, rents the house for a boarding house. The conversation that turned to the kuntilanak myth ended when Yanti sang a durmo used to summon the Kuntilanak. For some reason, the song made Sam dizzy and the situation became even stranger when he found out that to summon the kuntilanak, the summoner must have a divine message. In Sam's room, there was an antique Mangkoedjiwo mirror, four of which were in the entire house. Sam's boarding house neighbor, Mawar, died in a hotel room due to a kuntilanak attack when she had just threatened to kill Sam with scissors and without realizing it, Sam immediately sang a durmo to summon the kuntilanak. After that, a young man, who tried to rape Sam, also died from a kuntilanak attack when he was terrorized on the street because of Sam singing the durmo. Agung, who had recently been researching kuntilanak from his friend, Iwank, learned that the kuntilanak figure, which usually lives in trees, is summoned by its divine message and comes out through certain media to enter the human world and that Mangkoedjiwo is believed by the community to be a follower of a heretical sect. Sam, who accompanied Agung to Iwank's house, read about Mangkoedjiwo's batik where Sam found writing on the batik sketch: "sing kuat sing melihara" (meaning "the strong one who maintains") and felt that it was remembered in his mind. When Sam and Agung fought, Sam sang durmo again until Agung disappeared at night the following day.

Sam's friend, Dinda, died in the bathroom of the boarding house because Sam sang durmo when he was still angry. That was enough for the other boarding house residents to move out of the house, leaving Sam who always faintly heard Agung's cries for help. Finally, Sam managed to open the second floor and found Agung and found out that the reason the second floor was never opened was because the room was used to worship the kuntilanak and give it pesugihan so that the kuntilanak would remain Mangkoedjiwo's pet. The reason given by Sri Sukma became her counterargument and Sukma asked Sam to be her successor to summon the kuntilanak. Sam, who no longer wanted to do that anymore, was sung durmo by Sri Sukma until Sam joined in singing the durmo, but the kuntilanak who was summoned apparently chose to obey Sam's wishes with the sign of Sri Sukma's bleeding nose.

To stop the kuntilanak from coming out, Sam immediately found Mangkoedjiwo's mirrors and broke three of them. The fourth mirror that he had forgotten was on the second floor and Kuntilanak had succeeded in killing Sri Sukma. Now, Kuntilanak wants to test Sam's legitimacy as his keeper by killing Sam. Sam, who suddenly remembered the writing on the batik sketch, recited it continuously until the kuntilanak knew that Sam was now his summoner. Sam, who did not break the fourth mirror, chanted the durmo in front of Agung when several weeks after the incident that night, it seemed that Sam was starting to be able to use the kuntilanak to kill people who were evil towards him.
