With the address, interior photos, and showing schedules publicly available, they can pick a target, print a bogus lease, then move right in. In Jacksonville, Florida, 22-year-old Janana Jacobs allegedly did exactly that—creating a fake lease, cutting off the front doorknob, and moving into a three-bedroom house that was listed for sale.
When the owner discovered strangers living inside, she couldn’t just change the locks. She had to start the civil process to regain possession of her own home—paperwork, service of process, and a court hearing—while the listing sat in limbo and the sale fell through. According to the homeowner, the illegal occupants caused extensive damage and sold off brand-new appliances, forcing her to dip into retirement savings just to make the house livable again.
The supposed tenants insist they paid a deposit to someone, but can’t produce a verifiable landlord or transaction trail. Meanwhile, the door hardware is freshly removed, boxes are stacked, and utilities were recently switched—classic markers of an opportunistic takeover.
