Real estate is very local when it comes to housing supply and many people thought or still think the real estate market would crash. High interest rates have slowed demand but record low housing inventory is still driving home prices. In Jacksonville the median price range is about $325,000 and in North East Florida as a whole the median price for a home is about $339,000 and currently there is 2.7 months of inventory. 6 months would indicate a balanced market favoring neither sellers or buyers. With that said Jacksonville Fl real estate is strongly favoring sellers. How long this will last with the threat of rising interest rates? We'll have to wait it out and see.
