In some areas of the country landlords need a License to rent out a property. Most areas definitely need a licence to rent an HMO (House of Multiple Occupancy) if you rent to 4 or more individuals. In some larger, heavily populated areas, especially cities, councils require landlords too have a licence to rent out the property.
