Most first-time buyers are unknowingly setting themselves up for financial failure taking on 30-year mortgages and imo its a TRAP you need to at least be wary about.
Here’s what I mean:
💰 The Interest Scam:That “affordable” monthly payment you tell yourself, or your advisor says to you may on the surface seem like a no brainer right?
But did you know you are mostly paying interest, especially for the majority of the front end of your mortgage term.
Buy a £250K house at 4%, and in the first 5 years, you’ll pay £45,000+ in iust interest payments and barely touch the principal.
But you are building wealth right and it beats renting?
Not really. You’re not actually building the wealth you think, plus you also just paid £45,000+ to the banks!

🏡 The Harsh Reality:
Most first-time buyers in the UK move within 6-7 years.
Which again sounds fine, on the surface, but thats really not enough time to build a decent amount of equity. So therefore many selll with almost no financial gain.
Don’t mistake the higher price with a gain, you just spent 6-7 years paying crazy interest!
Sadly this is a cycle that keeps people stuck.
📊 Men lie, women lie, the The Numbers Don’t:
£1,200 monthly payment on a £250K house (30-year mortgage at 4%)
Year 1: £9,300 to interest, only £1,700 to principal
Year 5: £60K to interest, just £15K to principal
🔑 The Smarter Play:
✅ Buy within your means – Don’t overstretch just to get on the ladder. Your first house does not need to be your forever / dream house.
✅ Try to buy something where you can add value, or that is genuinely below market value - This is where true wealth and equity can be locked in!
✅ Consider a 15-year mortgage – If this is your dream, to own a house and pay it off higher payments and paying it quicker could save you crazy sums of interest! £50K+!
✅ Make mortgage overpayments – Build equity faster
Don’t just aim to “own” a house—ond make the banks rich, thinking you are onto a winner!
