Complete Rental Property Analysis for Denver Colorado Townhome

Lauren Hughes here. Thanks guys for tuning in, I promised a whiteboard session which I know you're super excited about, because this is where it gets nerdy. So if you've been watching me on social media, I've been talking a lot about a condo or a townhome that I bought near the Bronco stadium, Sloan's Lake, West Colfax. And I've been promising, we would talk some numbers. And I also wanted to prove this that real estate portfolios and real estate investing, it's high, it is not a one size fits all. So when you get people talking about how you have to do this, you have to do this, you have to like, all these regimented items, it doesn't work for everybody's portfolio. And I wanted to also discuss later in the video, all of the rules, the rules that I violated, and why I did it, and why I did what I did so quickly, Spike, because this video is probably gonna be like 20 minutes, and I'm going to chop it up into like three minute videos to keep your attention.
So townhome, but I bought near Broncos Stadium was three quarters of a million dollars, it was slightly under that. But for the sake of math, and me doing math on the fly, we're going to go with 750 what that house cost me, because this is what I really care about. The most important number I care about is my cash on cash return because in my portfolio, my cash is my limiting factor. That will be the case for everybody. And so that's why I preface this is the number that I really care about. I don't care about this number. And I do care about this number, but it relates back to this down this the actual physical money that I used to buy this, buy this unit and ended up spending $204,000, which was about $50,000 more than what I wanted to spend.
However, I did it to get a conventional loan, and at the time, the limits were 540 6000. So in order to get the better interest rate, which I got a just around 3% for an investor loan, I also did an investor loan on this one. So there's a lot with what I just said, and it's going to be specific for each and every one of you. So if you ever have any questions, I have a lot of answers or I also or, more accurately, I know someone to call to get those answers, just like a lender to talk to you about your options in your portfolio. So investor loans are not as good as personal loans, which is why I love buying houses, living on them in them for at least one or 12 months. That's what you legally have to and then you can keep the house, buy a new one, and you still have a great personal loan on that house, even though it's become an investment.
