🚫 THE "HIDDEN TAX" ON YOUR LAND SIZE
You paid for 1.00 Acre. You pay taxes on 1.00 Acre. But can you actually build on 1.00 Acre? Absolutely not.
In Day 7 of our Land Investing 101 Course, we expose the "Hidden Shrinkage" that destroys land value: Setbacks, Easements, and Rights-of-Way.
Most rookie investors look at a listing that says "0.23 Acres" and think they have 10,000 square feet of space. In reality, after the County takes their "Front Setback" (25 feet) and the Power Company takes their "Utility Easement" (10 feet), you might be left with a tiny "Building Envelope" that can't even fit a garage.

🧮 THE MATH: HOW A LOT SHRINKS
(Follow along with the video) Let’s take a standard 0.25-acre lot (approx. 10,890 sq ft).
The Lot Dimensions: 80' Width x 135' Depth.
Front Setback (25 ft): You lose 2,000 sq ft instantly.
Rear Setback (10 ft): You lose 800 sq ft.
Side Setbacks (10 ft each): You lose 1,350 sq ft.
TOTAL LOSS: 4,150 sq ft.
REMAINING BUILDABLE: 6,740 sq ft.
RESULT: You paid for 100%, but you can only use 61%.
