🏡 Exciting Update on Class MA Permitted Development Rights! 🌟
We've got some big news on Class MA changes that are opening new doors for property conversion to residential spaces. Here's what you need to know in a nutshell:
Class MA Permitted Development Rights allow the change of use from commercial (Use Class E) to residential.
This covers a wide range of commercial properties like shops, offices, cafes, and more.
No More Limits! As of 5th March 2024, there's no cap on the floor space that can be converted, and the previous requirement for buildings to be vacant for 3 months has been removed.
Key Conditions:
Though this opens up numerous opportunities, there are still restrictions, such as no conversions in specific protected areas (like National Parks or Listed Buildings) and no changes to HMOs.
Rolling Date Stamp: Your property must have been in a qualifying use for at least 2 years before applying.
Additional Planning: Need external changes like new windows or doors? You'll likely need a separate planning application.
Article 4 Restrictions: Some local authorities might block conversions under Class MA, so check with yours.
Other Criteria: The local authority will assess applications based on factors like transport impact, noise, and natural light among others.
Application Timeline: You have 56 days for application determination, and once approved, 3 years to complete the conversion. There's a fee of £100 per dwelling.
Fire Safety: Buildings over 18 meters high or with more than 7 stories need a fire safety report.
