A fresh coat of paint on a basement wall may look nice, but it often makes me question what is being covered up. I see this all the time during NJ home inspections. Paint can hide water stains, cracks, efflorescence, and other signs of past water problems. Some agents even tell sellers to paint the walls before listing, but this usually backfires. Buyers see it and get suspicious, and for good reason.

Paint is not waterproofing. It does not fix the source of water. The right fix comes from drainage, grading, and proper water control. Covering the problem with paint just hides it until it gets worse.
A thorough NJ home inspection should always take a close look at basement walls. An experienced NJ home inspector knows the signs of water damage even when fresh paint tries to cover it up.
