In this episode, we’re wrapping up the “messy middle” phase of Braemar’s restoration — the part where demolition is long over, finishes aren’t in yet, and progress feels slow even when it’s happening everywhere.
Early on, renovation progress is obvious. Walls come down. Systems are exposed. The house looks dramatically different overnight. But real progress begins after that — when framing, plumbing, HVAC, and electrical are already complete, and the work shifts to precision.
This is the phase where doors are fitted before they’re finished, the preserved trim is carefully reinstalled, historic rosettes are restored, salvaged doors from Second Chance are adopted into their new home, and decisions are made that will quietly define the house for decades. Nothing screams for attention — but everything matters.
At Braemar, this means honoring a 135-plus-year-old home while making it livable today. It means asking better questions, choosing preservation over replacement when possible, and accepting that quality work often hides itself.
