In this video, I break down the 80/10/10 rule we use with our clients to help them stop overthinking, shorten their research time, and confidently choose the right home instead of chasing perfection.

Even custom home builders who design homes for 2 years will tell you the same thing. Once buyers move in, there is always something they would change.

So instead of chasing perfect, here is what you should look for:

— 80% of the home checks your boxes
— 10% are things you can easily change
— 10% are things you must be willing to live with

We also walk through our “window shopping” strategy that helps buyers narrow their criteria before they are ready to write an offer.
