We started to move our attention to the exterior and quickly discovered the source of our window leaks. The drip rail was letting water under it in several places and after removing it and pulling windows we found that the adhesive on the sides of the windows had failed in several places as well.

We removed every window, scraped adhesive off windows and bus ribs, and prepped the ribs for primer. Many areas were heavily or lightly rusted so we used a sharp chisel to remove the adhesive and a wire wheel on an angle grinder to get the stubborn parts. We had exposed some bare metal and had plenty of rust to address so we used Ospho https://amzn.to/2CG1BWB to convert the rust (this is a great product and worked very well). We then scuffed adjacent painted surfaces with 220 grit sandpaper and cleaned everything up with soap and water. We need to get the windows resealed and installed quickly so I rushed through the painting. I believe I shouldn't have used the Rustoleum Rusty Metal Primer: https://amzn.to/2D8pVBu as it doesn't seem to be adhering well to the painted surfaces. Nothing was mentioned about this on the back of the can, so I wasn't given much warning. We will see how this cures over the next few days but the reality is the windows are going back up within 72 hours.
