A bankruptcy filing creates an automatic stay. That stay prohibits the association from pursuing various collection actions against the debtor owner. The stay remains in effect even if the association is not properly listed by the debtor owner and the association has not received notice from the court. The association needs to comply with the state upon receiving actual notice of the bankruptcy even if it does not receive notice from the court and any acts in violation of the stay are legally null and void, which means those acts are not legally valid.
