What is a short sale, and how does the process affect buyers and sellers?
In this episode of Did You Know? Real Talk with Nina & Christine, we explain how a short sale may allow certain homeowners to sell their property for less than the total amount owed on their mortgage. We also discuss why the bank’s approval is required and why, despite the name, the process can take months or longer.
For sellers, we cover the financial-hardship documentation commonly required, how the bank determines the property’s market value, what happens to the proceeds from the sale, and why the bank’s approval letter must be reviewed carefully to determine what happens to any remaining mortgage balance. We also discuss possible tax consequences and explain that pursuing a short sale does not automatically stop an active foreclosure.
For buyers, we discuss the extended approval timeline, the difference between the seller accepting an offer and the bank approving it, earnest-money considerations, inspections, as-is property conditions, title and lien complications, and the importance of being prepared to move forward once the bank issues its approval.
We also explain how short-sale properties are typically listed for sale and why buyers and sellers should work with experienced real estate, legal, tax, and financial professionals throughout the process.
