Assalam-o-Alaikum viewers. Today we will update you regarding the current rates of files and plots. Today is April 7, 2026. First, we will discuss the rates. At the time of recording this video, around 2:00 PM, the 5 Marla barcode file rate is 9.25 lakhs. The 10 Marla barcode file rate is 14 lakhs. The 1 Kanal barcode category rate is 22.5 lakhs. For 5 Marla allocation, the rate is approximately 8.85 lakhs. For 10 Marla allocation, it is 10.5 lakhs. 1 Kanal second ballot rate is around 16.80 lakhs. The unsuccessful file rate is 6.5 lakhs. The open affidavit rate is 29 lakhs. In our last video, we expected a market jump due to a potential PM package announcement, but unfortunately, due to global tensions like the US-Iran crash and local conditions, that package is delayed. It might be announced within the next two weeks. Last week, rates touched 9.80 lakhs before reverting to the 8.80-8.90 bracket, but today the market recovered to 9.25 lakhs and shows positive behavior. Investors are concerned about the continuous supply of files from management; reducing this supply would help gain investor trust. Regarding plots, rates are very attractive, almost similar to file prices. 5 Marla service benefit plots range from 8 to 9 lakhs depending on location. 8 Marla service benefit plots are 11 to 13 lakhs, and 10 Marla plots are 14 to 18 lakhs. Note that development charges have been partially paid: 3 lakhs for 5 Marla, 4 lakhs for 8 Marla, and 5-6 lakhs for 10 Marla. If you buy a 5 Marla plot for 8.5 lakhs and add 3 lakhs development charges, your total cost stands at 11.5 lakhs. Early Bird plots are also attractive, starting from 70-75 lakhs in non-possession areas and 90-95 lakhs in average locations. For a 2-3 year holding plan, Early Bird plots are a solid investment compared to files. I recommend a holding period of 1.5 to 2 years for files, plots, or service benefits to see maturity.
