Описание: Today I’m going to show you what a million dollars gets you in Denver, CO in 2021. This is a luxury condo listed at $999,900 dollars, so just short of one million dollars exactly.

First I give a quick update on the current stats of the housing market in Denver.

The average days of listings that last on the market is 6 days, lower than ever.

Interest rates are also lower than ever, the average 30 year mortgage rate is sitting at 2.65%.

The average sale price of a single-family home rose to $630,000 with an appreciation rate of 9% year over year.

The average price of a condo or townhome in Denver is $398,000 with an appreciation rate of 6% year over year.

Denver however from last year to this year the price appreciation is sitting hot at 18.7%.

I do think housing prices will drop towards the end of 2021, but interest rates will also increase about .5%. So if you’re a cash buyer, maybe hold off a little bit, but if you’re using a loan, it’s really not going to matter much.
