• **Fannie Mae and **Freddie Mac will buy back $200B in short-term mortgage-backed securities
• A proposed ban on institutional investors buying rental homes

So I did the homework. Here are 5 things that actually matter ⬇️
1️⃣ We’re short 6–8 million homes nationwide
That’s the real crisis. This plan doesn’t add a single new home to the market.
2️⃣ Rates might dip slightly
Fannie & Freddie stepping in could mean marginally lower rates—maybe a ¼-point, not a miracle.
3️⃣ Lower rates don’t equal affordability
More buyers + same inventory = bidding wars. Three buyers. One house. Prices rise.
4️⃣ The Wall Street ban is mostly symbolic
Large institutions own less than 1% of single-family homes nationally. Even if Congress passed it, the impact would be limited to a few markets.
5️⃣ The core issue still isn’t solved
Until we build more homes, buying won’t get easier—no matter how the headlines sound.
