Why Open House Doesn't Work When Selling A Home

Описание: Do You know Open House Doesn't Work to sell your home? There is a real reason for an open house and it's probably not for the reason you think.
Hi, my name is Kristina Smallhorn, Your Real Estate Whisperer for Ascension Parish and I know you have heard that open houses sell your home but guess what, They don’t!

I know many realtors will argue this fact but I swear to you I have only sold 1 home in the ten years I've held open house by hosting an open house. So why do Realtors do them? The answer is easy, They get to meet people who are shopping for homes but haven’t chosen a realtor yet. In our area, I’d say that's one in 5 people that come to an open house. The other people that pop by are neighbors wanting to see how much you're selling your home for and why your moving. Some are just looking for decorating ideas and the others are saw the sign in the yard and are just curious about the house with no intention of buying and even some can be there for a whole other reason like theft.

Many realtors will agree on the point that even though these people may have no interest in buying the home they may know someone that might be interested in it. I personally believe this is malarkey, especially with numerous available websites, virtual tours and videos all over the place like, Websites, Address Specific websites, Facebook, Youtube, and Instagram.

The payoff to have 3-4 hours of your Sunday afternoon when real buyers could make an appointment to see your house then doesn’t seem like a fair trade-off. I’d much rather a qualified buyer who’s being represented by a professional realtor make an appointment during those hours than to throw up a flag and hope that someone might be interested. It's like throwing a dart in the dark.

If you don’t want an open house held at your home don’t feel like you have to in order to get it sold. Especially one held every single Sunday. It’s just not worth the return on investment on time. Of course, this is all my opinion but there are many other more established agents that will whisper this behind closed doors but if you have good pictures, good video, priced right and have a well-established realtor you won't feel like you HAVE to do an open house.
