And I’m here with your latest insights into our housing market as of May 2025. Whether you’re thinking of buying, selling or just keeping an eye on trends, I have you covered.
With just 70 homes currently for sale, compared to a long-term average of around 400. Inventory is critically low, and that means it’s still a super strong seller’s market across nearly every price point.
Well-priced move-in-ready and beautifully staged homes are flying off the market, often with multiple offers and strong premiums. Not every homes is selling on the first weekend, but priced right. They’re still moving, just with a little more patience.
Westport median sales price reached a remarkable $3,350,000 in April 2025, up 3.5% from March of 2025, when it was $3.24M, and 42% higher than last April’s $2.35M and 40% above April 2023’s $2.4M.
This substantial appreciation demonstrates Westport's continued strength in the luxury market. Homes are taking a little longer to sell, 64 days on average, which is 78% longer than last April’s 36 days and 28% longer than 2023’s 50 days.
Buyers have more time to consider their options, while sellers should anticipate a more measured pace than last year’s faster market, with just 70 homes for sale, down 31% from last year’s 102 homes and 40% from 2023’s 116 homes inventory remains tight.
This persistent shortage helps explain why prices continue to climb despite the slower selling pace. We had 12 closed sales in April, down 29% from March’s 17 sales and 60% lower than April’s 30 sales, and 25% below April 2023’s 16 sales. These numbers reflect our inventory constraints rather than the lack of buyer interest.
For sellers, you’re in an exceptionally strong position with record-high prices and limited competition. Proper preparation and presentation remain essential to maximize your return. Expect slightly longer market time, some loss, but continue to anticipate strong offers. Working with an experienced luxury market specialist is crucial.
For buyers, the increased days on market gives you a little more time to make decisions than last year. You’ll need both patience and decisiveness in this competitive, high-priced market. Get your financing arranged early, especially important at these price points.
Consider homes that have been listed longer as possible negotiation opportunities. Looking ahead, all indicators suggest continued price strength through 2025, with the persistent inventory shortage supporting further appreciation. Given the more measured pace of sales.
