✔ Sales-to-active listings ratio: 9.1% (buyer’s market conditions)
✔ Detached homes seeing the largest price correction (–7.3% YoY)
✔ Homes taking longer to sell, with negotiation power returning

Inventory is now 38% above the 10-year seasonal average, giving buyers more leverage and choice than we’ve seen in years. At the same time, sellers who price strategically and position properly are still getting deals done.

This isn’t a crash, it’s a reset driven by higher borrowing costs, cautious demand, and the ongoing mortgage renewal wave.
