RENT vs BUY: The ULTIMATE CALCULATION (FREE TEMPLATE)

Описание: There is an expensive myth circulating around… is renting paying "somebody else’s mortgage”?
The answer for 2026 might be unexpected, and even turn into an obstacle to building wealth.

Some hard facts across Europe:

Germany (The Sunk Cost Trap): The spreadsheet assumes 11.57% buying costs (Grunderwerbsteuer 6.0% + Notary 2.0% + Makler 3.57%). This puts the German buyer in a deep hole immediately.

Italy (The Prima Casa Hack): The calculator uses a flat 4% fee for Italy. This assumes you are buying a "Prima Casa" (First Home) where tax is 2% of the Cadastral Value (usually much lower than market price), plus agency fees. If this is a Second Home, change cell C9 to 10%.

ETF Returns: We assume a 7% Net return. This is post-inflation but pre-tax. If you are in Germany, remember the Vorabpauschale tax. If you are in Italy, remember the 26% Capital Gains tax upon exit.
