December 2025 Central Texas Market Update + Upcoming Events & Opportunities
Hi, this is Kenn Renner, real estate broker here in North Austin—Liberty Hill to be exact. As we wrap up 2025, I want to give you a clear snapshot of what’s happening in the real estate market, where the opportunities are, and how you can position yourself for success in the new year.
Whether you purchased a home with me recently, you’re building an investment portfolio, or you’re simply trying to understand today’s market dynamics, this update will bring you up to speed.
Where the Austin Market Stands Today
Austin remains in a buyer’s market, something we haven’t seen in over a decade. We’re sitting at roughly 5.3 months of inventory, which means buyers once again have negotiating power, time, and options.
A few key trends stand out:
Home values are stable. We’re not seeing meaningful drops or increases right now—just steady, flat pricing.
From 2019 to 2022, Austin saw almost a 100% price surge, followed by a 20% correction. Even so, most owners who purchased before the peak are still significantly ahead in equity.
The median sales price is ~$439,000, down from the peak but still 60% higher than 2019.
Sellers are giving concessions. The average list-to-close ratio is 92%, meaning many homeowners are negotiating an additional 8% off the list price.
Active listings are up 12%, while closed sales are down slightly.
If you bought in 2022, you may feel the market softness more acutely. For many clients in that position, the smart move is to hold, lease the home, and wait for recovery rather than sell into a buyer-heavy environment.
If you don’t need to sell right now, you’re generally better off staying put or leasing.
Strong Pockets of Opportunity for Investors
While Austin is flat, several Texas markets continue to shine—especially for investors looking for cash flow, affordability, and long-term growth.
New Braunfels – One of the Fastest-Growing ZIP Codes in Texas
We’ve been investing here for years, and the recent data confirms why. The area recently ranked as the fastest-growing ZIP code in the state, supported by strong demand and affordability.
We’re still seeing brand-new homes closing in the $180s and $190s, often with positive cash flow from day one thanks to low payments and builder incentives.
Liberty Hill & Georgetown
Georgetown has become the fastest-growing city in the U.S. for its size, and Liberty Hill is experiencing similar momentum. These areas offer suburban living with easy access to Austin’s tech corridor.
Temple
Great for medical-industry renters and turnkey opportunities. We have resales hitting the market in the $220s, some already tenant-occupied.
North Dallas, McKinney, Plano, Anna
Explosive growth continues. Our Dallas partners are seeing strong demand from new employers, relocations, and suburban expansion.
Sherman, Texas – The Next Big Tech Boomtown
Sherman is quickly turning into a major tech manufacturing hub. With over $40 billion in planned semiconductor plant investments, it’s attracting thousands of high-paying jobs.
This reminds me of what New Braunfels was five years ago—an early opportunity with massive upside potential.
