It's because banks know something you don't and quite frankly I don't think loan officers really know or understand it either. It's basically this - when 90%+ of homeowners refinance their home they just go back on a 30-year mortgage. Well, if you have lived in your home for 7 years and then did a refinance why would you get a 30-year mortgage and amortize your loan over 30-years. NEVER do that! When you do a mortgage refinance you need to amortize your loan over the years remaining on your mortgage. So, if you have 23 years remaining, then you get a 30-year and amortize the new loan over 23-years (NOT 30). If you amortize it over 30 years you just threw away 7-years of mortgage payments (losing you probably tens of thousands of dollars).

Just ask your loan officer how to re-amortize your mortgage and they would be more than happy to show you.
